G'day people.
I have got the s@#ts with my current real estate company and my tenants, and have been enquiring about leasing my house to DHA.
They are very long term leases (minimum 3 years) and they pay market value, based on independant valuations on the 1st of december every year (so the price goes up every year basically).
DHA are responsible for all maintenance issues, except for big stuff like drainage and tree removal. They also pay regardless if there is a tenant or not (unless something major is wrong with the house eg structural)
The catch is though that they charge 16.5% management fee. This doesnt really bother me as im paying 12% at the moment and my real estate agent isnt getting the rent I think they should be.
ANYWAY, just wanted to know if anyone on here has done or is doing this? They are selling this to me as being very hassle free, basically I can just forget about the house for 3 years and watch the money roll in... I know that it wont actually be like this but still, willing to know if anyone has any horror stories...

Hi 4stroker,
I can put a few horror stories up about a few agents, suffice to say if I pick them up by the testicles and the throat, an lob said agent over the fence, I've had just cause........... ( in spades! )
It sounds too good to be true. I'd suggest getting them to supply you with some referrals, check them out, and if it seems sweet, spend a few hundred and get the family lawyer to check the contract out.
I'm also interested in this, and would be pleased to hear your feedback.

| I rent three houses out to Defence housing. I have also purchased two houses from them. It is all legit. |

| I have heard good things about Defence Housing from crew in Townsville. Make sure you have an airtight landlords insurance policy and you should be fine. |

My mate put his house in werribee through defence housing while he is overseas and stationed at townsville , juct check the contract and all should be ok , he never has any problems and at the end of the term , generally they paint the house out at the end of contract _________________ 2012 Can am Outlander Xt 1000cc

| We have two houses leased to DHA, one in Qld the other in NSW. It's hassle free and the rent is guaranteed. Wouldn't rent any other way. |
